SUBSTITUTED TRUSTEE’S NOTICE OF SALE

STATE OF MISSISSIPPI
COUNTY OF Lincoln

WHEREAS, on the 17th day of May, 2007, William J Hux, executed and delivered a certain Deed of Trust unto Mid South Title, Trustee for Mortgage Electronic Registration Systems, Inc. as nominee for Capital One Home Loans, LLC, Beneficiary, to secure an indebtedness therein described, which Deed of Trust is recorded in the office of the Chancery Clerk of Lincoln County, Mississippi in Book 1278 at Page 528 Instrument# 20073524; and
WHEREAS, by various assignments on record said Deed of Trust was ultimately assigned to U.S. Bank Trust National Association, not in its individual capacity but solely as owner trustee for RCF 2 Acquisition Trust by instrument recorded in the office of the aforesaid Chancery Clerk in Instrument# 20223494; and
WHEREAS, on the 17th day of March, 2020 the Holder of said Deed of Trust substituted and appointed Dean Morris, LLC as Substitute Trustee by instrument recorded in the office of the aforesaid Chancery Clerk in Book 1613 at Page 0039 Instrument# 20201370; and
WHEREAS, default having been made in the payments of the indebtedness secured by the said Deed of Trust, and the holder of said Deed of Trust, having requested the undersigned so to do, on the 12th day of October, 2022, I will during the lawful hours of between 11:00 a.m. and 4:00 p.m., at public outcry, offer for sale and will sell, at the West front entrance of the Lincoln County Courthouse at Brookhaven, Mississippi, for cash to the highest bidder, the following described land and property situated in Lincoln County, Mississippi, to-wit:
The following described real property, lying and being situated in the County of Lincoln, State of Mississippi, to-wit:
Section 31; a parcel of land containing 2.8 acres, more or less, lying East of public road in the Northwest Quarter of Northwest Quarter (NW 1/4 of NW 1/4) of Section 31, Township 7 North, Range 9 East, Lincoln County, Mississippi, being all of the land in said NW 1/4 of NW 1/4 which lies East of the public road and being more particularly described as commencing at the Northeast corner of said NW 1/4 of NW 1/4, run thence South 320 feet to the point at which the center of said public road and the East line of said NW 1/4 of NW 1/4 intersect, the Point of Beginning, run thence South along the East line of said NW 1/4 of NW 1/4 a distance of 1,000 feet to the next point at which the center of said public road and the East line of said NW 1/4 of NW 1/4 intersect, run thence Northwesterly following the center of said public road for a distance of 550 feet, thence continue following the center of said road in a Northeasterly direction to the Point of Beginning.
By Fee Simple Deed from Mavis Irene Bryant Hux, a widow as set forth in Deed Book 1138, Page 0944 and Recorded on 12/11/2002, Lincoln County Records.
The Source Deed as stated above is the last record of Vesting filed for this property. There have been no vesting changes since the date of the above referenced source.

I will only convey such title as is vested in me as Substitute Trustee.
