WHEREAS, on June 24, 2019, William T Carlisle and Angie W Carlisle, as tenants by the entirety executed a deed of trust for the benefit of Mortgage Electronic Registration Systems, Inc., as beneficiary, as nominee for Loandepot.com, LLC, which deed of trust was recorded on July 3, 2019, in Book 1594, Page 0474 in the office of the Chancery Clerk of Lincoln County, Mississippi; and Said Deed of Trust was last sold, assigned and transferred to loanDepot.com, LLC by assignment recorded in in Instrument 20221344 in the office of the Chancery Clerk, Lincoln County, Mississippi.
WHEREAS, the holder of the deed of trust at the time of the substitution substituted McCalla Raymer Leibert Pierce, LLC as Trustee, as authorized by the terms thereof, by instrument recorded on May 10, 2022, and spread at large upon the records in the office of the aforesaid Chancery Clerk as Instrument No. 20222257 prior to the posting and publication of this notice; and
WHEREAS, default having been made in the terms and conditions of the deed of trust, and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of the deed of trust, and the legal holder of said indebtedness, loanDepot.com, LLC, has requested the undersigned Substitute Trustee to execute the trust and sell said land, property and improvements in accordance with the terms of the deed of trust for the purpose of raising the sums due thereunder, together with attorney’s fees, Substitute Trustee’s fees and expenses of sale;
THEREFORE, on December 14, 2022, the undersigned Substitute Trustee in the deed of trust, will offer for sale at public outcry and sell to the highest bidder for cash, within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) at the West front door of the Lincoln County/ Brookhaven Government Complex in Brookhaven, Mississippi, the following described land, property and improvements lying and being situate in Lincoln County, Mississippi, to-wit:
A parcel of land containing 2.64 acres, more or less, being situated in the Southeast 1/4 of Northeast 1/4 of Section 5, Township 8 North, Range 7 East, Lincoln County, Mississippi, and being more particularly described as follows: From the Southeast corner of the North 1/2 of Northwest 1/4 of Southeast 1/4 of said Section 5, Township 8 North, Range 7 East run North 00 Degrees 24 Minutes
West 806.6 feet to the Point of Beginning of property described herein:
1. Thence North 208.7 feet;
2. Thence South 84 Degrees 13 Minutes East 642.4 feet to a point in the center of a public road known as Foster Lane;
3. Thence South 12 Degrees 07 Minutes East 148.0 feet along the center of Foster Lane;
4. Then North 89 Degrees 56 Minutes West 670.2 feet to the point of beginning.

I WILL CONVEY only such title as is vested in the Substitute Trustee.
