WHEREAS, on August 10, 2015, Kenneth R. Mayhugh and Jo Ann T. Mayhugh, as a tenancy by the entirety, with full rights of survivorship executed a certain deed of trust to National Title Insurance of New York, Inc., Trustee for the use and benefit of Mortgage Electronic Registration Systems, Inc., as Beneficiary, as nominee for Freedom Mortgage Corporation, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Lawrence, County, state of Mississippi, on August 24, 2015, in Book 485, Page 507.
WHEREAS, Freedom Mortgage Corporation, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on April 12, 2023 in Book 535, in Page 613; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Freedom Mortgage Corporation, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on June 21, 2023 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Lawrence County in Monticello, Mississippi, to the highest and best bidder for cash the following described property situated in Lawrence County, Mississippi, to wit:
Lot No. 1 of Block No. 1 of the Berry Subdivision to the Town of New Hebron, Mississippi, as per official map or plat of the same now on file in the office of the Chancery Clerk of Lawrence County, Mississippi
More commonly known as: 612 Franklin St, Newhebron, MS 39140
I will convey only such title as vested in me as Substituted Trustee.
