STATE OF MISSISSIPPI
COUNTY OF LINCOLN
SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on or about August 1, 2016, Belinda Hazzard executed that certain Deed of Trust to Granville Tate, Jr., Trustee, in favor of Trustmark National Bank, which was filed for record on August 24, 2016, in Book 1520 at Page 0889, as modified by that certain Modification of Deed of Trust executed on November 2, 2017, which was filed for record on November 22, 2017, in Book 1554 at Page 0415 in the Record of Mortgages and Deeds of Trust on Land, Lincoln County, Mississippi, (the “Deed of Trust”); and
WHEREAS, on August 4, 2025, Trustmark Bank, a Mississippi banking corporation, became successor in interest to Trustmark National Bank by virtue of those certain Articles of Incorporation and Articles of Conversion filed of record in the office of the Mississippi Secretary of State (“Trustmark”); and
WHEREAS, on July 28, 2026, Trustmark appointed and substituted Erin McManus Best as Substituted Trustee in the place and stead of Granville Tate, Jr., the original Trustee of the Deed of Trust, as was its right to do under the terms of said Deed of Trust, said Substitution of Trustee being recorded on July 31, 2026, at Instrument 20263783 in the Record of Mortgages and Deeds of Trust on Land, Lincoln County, Mississippi; and
WHEREAS, default having been made in the terms and conditions of said Deed of Trust, and the entire debt secured having been declared due and payable in accordance with the terms of said Deed of Trust, and the legal holder of said indebtedness, Trustmark, having requested the undersigned Substituted Trustee to execute the trust, and sell the land and property described in this Substituted Trustee’s Notice of Sale, in accordance with the terms of said Deed of Trust, for the purpose of raising sums due thereunder together with attorney’s fees and expenses of sale.
NOW, THEREFORE, I, Erin McManus Best, the undersigned Substituted Trustee, will sell during the legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.) on September 18, 2026, at the front door of the County Courthouse of Lincoln County, 301 S. First St., Brookhaven, Mississippi, 39601, for cash to the highest and best bidder, the following described land and property located and being situated in Lincoln County, State of Mississippi and being more particularly described as follows, to-wit:
LOTS 8 AND 9, BLOCK F, BOWEN SUBDIVISON, CITY OF BROOKHAVEN, LINCOLN COUNTY, MISSISSIPPI.
SUBJECT TO ANY AND ALL PRIOR RESERVATIONS OF OIL, GAS AND OTHER MINERALS APPEARING OF RECORD IN THE OFFICE OF THE CHANCERY CLERK OF LINCOLN COUNTY, MISSISSIPPI.
SUBJECT TO ANY EXISTING EASEMENTS, RIGHTS OF WAY OR OTHER RECORD USE OF THE SUBJECT PROPERTY.
The Real Property or its address is commonly known 326 W. Court St., Brookhaven, MS 39601.
I will convey only such title as is vested in me as Substituted Trustee.
