STATE OF MISSISSIPPI
COUNTY OF LINCOLN
TRUSTEE`S NOTICE OF SALE
WHEREAS, on the 22nd day of November, 2019, SYLVIA PRESTON and RICKEATA CARTER executed a Land Deed of Trust to Joshua W. Closson, Trustee for the benefit of HL&C-LINCOLN, LLC, a Mississippi limited liability company, which said Land Deed of Trust is recorded in Land Deed Trust Book as instrument number 20224748, 4 pages recorded in the office of the Chancery Clerk of Lincoln County, State of Mississippi.
WHEREAS, default having been made in the payment of the indebtedness secured by said Land Deed of Trust and HL&C- LINCOLN, LLC, a Mississippi limited liability company, the holder of the Note and Land Deed of Trust, having requested the undersigned Trustee so to do, I will on the 29th day of April, 2026, offer for sale at public outcry and sell during the legal hours, between 11:00 A.M. o’clock and 4:00 P.M. o’clock, at the front door steps of the Lincoln County Chancery Court located at 301 S 1st Street in Brookhaven, Mississippi 39601, for cash to the highest bidder, the following described real property lying and being situated in Lincoln County, State of Mississippi, being more particularly described as follows, to-wit:
A parcel of land containing 0.34 acres, more or less, being situated in the NW quarter of NE quarter of Section 31, Township 8 North, Range 8 East, Lincoln County, Mississippi, and being more particularly described as follows:
From the NW corner of said NW quarter of NE quarter of Section 31, Township 8 North, Range 8 East run East a distance of 190.8 feet to the Point of Beginning; Thence continue East for 104.5 feet to a point on the West right of way of U.S. Highway No. 51; Thence South 23 degrees 43 minutes West 156.5 feet along said right of way; Thence West 104.5 feet; Thence North 23 degrees 43 minutes East 156.5 feet to the Point of Beginning. I will convey only such title as vested in me as such Trustee.
