SUBSTITUTE TRUSTEE’S NOTICE OF FORECLOSURE SALE
WHEREAS, on February 25, 2004, Howard E. Mercier, Jr. executed a certain Deed of Trust to Debera Bridges, Trustee for the use and benefit of Citicorp Trust Bank, FSB which Deed of Trust is of record in the office of the Chancery Clerk of Lincoln County, Mississippi, on February 27, 2004, in Book 1181, Page 352, as Document Number 20041436 and corrected pursuant to the Affidavit recorded on November 12, 2025, as Document Number 20256336.
WHEREAS, Wilmington Savings Fund Society, FSB, not in its individual capacity, but solely as trustee of NRPL Trust 2019-1, the current holder and/or assignee, substituted Halliday, Watkins & Mann, P.C. as Trustee by instrument recorded in the Chancery Clerk’s Office on April 6, 2026, as Document Number 20261663; and
WHEREAS, Default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, Wilmington Savings Fund Society, FSB, not in its individual capacity, but solely as trustee of NRPL Trust 2019-1, the legal holder of said indebtedness, having requested the undersigned Substitute Trustee in said deed of trust, will on June 1, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the main front door of the County Courthouse of Lincoln County in Brookhaven, Mississippi, to the highest and best bidder for cash the following described property situated in Lincoln County, Mississippi, to wit:

The following described property situated in Lincoln County, Mississippi, to-wit:
A One (1) acre plot, or parcel of land situated in the Southeast, corner of that certain 13.37 acre parcel of land heretofore acquired by Grantors by Deed of Record in Book 647 at Page 567 in the Office of the Office of the Chancery Clerk of Lincoln County, Mississippi, and being more particularly described as follows, to-wit: From the Northeast corner of the SE 1/4 of the SW 1/4 of Section 32, Township 6 North, Range 8 East, run West a distance of 894.4 feet to a point; thence South 1251.6 feet to the North right-of-way of Road Project #S-0176(I) B, this being the point of beginning of the land herein conveyed; thence North 75 degrees 06 minutes West 209 feet along said North right-of-way; thence North 209 feet; thence South 75 degrees 06 minutes East 209 feet to a point; thence South 209 feet to the Point of Beginning.

I will convey only such title as vested in me as Substituted Trustee.
