PUBLIC NOTICE

TRUSTEE’S NOTICE OF SALE

WHEREAS, on May 27, 2016, Megan D. Roberts executed a Deed of Trust to Granville Tate, Jr., as Trustee for Trustmark National Bank now known as Trustmark Bank, as Lender, with Mortgage Electronic Registration Systems, Inc., (“MERS”), as Beneficiary, which is recorded in the office of the Chancery Clerk of Lincoln County, MS, in Book 1514 at Page 0360;

WHEREAS, said Deed of Trust was assigned to Trustmark Bank in Instrument No. 20262580;

WHEREAS, on May 28, 2026, Trustmark Bank substituted James Eldred Renfroe as Trustee in the aforementioned deed of trust with this recorded in Instrument No. 20262581;

WHEREAS, there being a default in the terms and conditions of the Deed of Trust and entire debt secured having been declared to be due and payable in accordance with its terms, Trustmark Bank, the holder of the debt has requested the Trustee to execute the trust and sell said land and property pursuant to its terms in order to raise the sums due, with attorney’s and trustee’s fees, and expenses of sale;

NOW, THEREFORE, I, James Eldred Renfroe, Trustee for said Deed of Trust, will on July 16, 2026, offer for sale at public outcry, and sell within legal hours (being between the hours of 11:00 a.m., and 4:00 p.m.) at the main front door of the Lincoln County Courthouse in Brookhaven, MS, to the highest and best bidder for cash, the following described property situated in Lincoln County, MS, to-wit:

A parcel of land containing 1.34 acres, more or less being situated in the Northwest ¼ of the Northwest ¼ of Section 2, Township 5 North, Range 9 East, Lincoln County, Mississippi as shown on the plat of survey prepared by Joe W. Byrd and Associates, Inc. dated April 30, 2013 and described in particular as follows: Commencing at a concrete marker at the Southeast corner of the Northwest ¼ of the Northwest ¼ of said Section 2; Thence North for a distance of 191.6 feet to a 3/8 inch iron pin marking the Point of Beginning of the property herein described; Thence South 89 degrees 08 minutes West for a distance of 302.6 feet to a ½ inch iron pin on the East edge of a public paved road known as Herrington Lane SE; Thence North 13 degrees 23 minutes East for a distance of 183.3 feet to a ½ inch iron pin on the East edge of Herrington Lane SE; Thence North 06 degrees 44 minutes East for a distance of 64.0 feet to a ½ inch iron pin on the East edge of Herrington Lane SE; Thence South 76 degrees 47 minutes East for a distance of 259.5 feet to a 3/8 inch iron pin;
Thence South for a distance of 178.0 feet to the Point of Beginning.

I will convey only such title as is vested in me as Trustee, with no warranties.
