PUBLIC NOTICE
SUBSTITUTED TRUSTEE’S NOTICE OF SALE
WHEREAS, on January 5, 2006, Earnest C Ferguson executed a certain deed of trust to Fidelity National Title Company, Trustee for the benefit of Mortgage Electronic Registration Systems, Inc. as beneficiary, as nominee for Encore Credit Corp, its successors and assigns which deed of trust is of record in the office of the Chancery Clerk of Lincoln County, State of Mississippi in Book 1236 at Page 0058 Instrument No. 20060338; and
WHEREAS, LLG MS LLC has heretofore been substituted as Trustee by instrument dated August 27, 2026 and recorded in the aforesaid Chancery Clerk’s Office in Instrument Number 20264626; and
WHEREAS, default having been made in the terms and conditions of said deed of trust and the entire debt secured thereby having been declared to be due and payable in accordance with the terms of said deed of trust, THE BANK OF NEW YORK MELLON FKA THE BANK OF NEW YORK, AS TRUSTEE FOR THE CERTIFICATEHOLDERS OF THE CWABS INC., ASSET-BACKED CERTIFICATES, SERIES 2006-BC3, the legal holder of said indebtedness, having requested the undersigned Substituted Trustee to execute the trust and sell said land and property in accordance with the terms of said deed of trust and for the purpose of raising the sums due thereunder, together with attorney’s fees, trustee’s fees and expense of sale.
NOW, THEREFORE, I, LLG MS LLC, Substituted Trustee in said deed of trust, will on October 16, 2026 offer for sale at public outcry and sell within legal hours (being between the hours of 11:00 a.m. and 4:00 p.m.), at the Main Door of the County Courthouse of Lincoln County, located at 301 South 1st Street, Brookhaven, MS 39601, to the highest and best bidder for cash or certified funds the following described property situated in Lincoln County, State of Mississippi, to-wit:
A Parcel of land containing two (2) acres, more or less, located in SE 1/4 of SW 1/4, Section 13, Township 6 North, Range 7 East, Lincoln County, Mississippi, more particularly described as follows, to-wit:
From the Northeast Corner of SE 1/4 of SW 1/4, Section 13, Township 6 North, Range 7 East, run South 201 feet to the Point of Beginning; thence run South 279 feet; thence run West 260 feet; thence run North 203 feet; thence run West 160 feet; thence run North 76 feet; thence run East 420 feet to the Point of Beginning,
Less and except all oil, gas and other minerals in, on and under said land, which are hereby reserved unto the grantor.
I WILL CONVEY only such title as vested in me as Substituted Trustee.
