PUBLIC NOTICE

NOTICE OF SUBSTITUTE TRUSTEE’S SALE

STATE OF MISSISSIPPI COUNTY OF LINCOLN ss
WHEREAS, on May 11, 2021, Joshlin Nicole Smith, Single executed a Promissory Note payable to the order of Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns.
WHEREAS, the aforesaid Promissory Note was secured by a Deed of Trust dated May 11, 2021, executed by Joshlin Nicole Smith, Single and recorded in Book 0, at Page 0 - and as Instrument No 20212869 - of the records of the Chancery Clerk of Lincoln County, Mississippi; and which aforesaid Instrument conveys to The Gardner Group, PA, Trustee and to Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns, as Beneficiary, the hereinafter described property; and
WHEREAS, Mortgage Electronic Registration Systems, Inc. (“MERS”), as beneficiary, as nominee for CMG Mortgage, Inc. dba CMG Financial, its successors and assigns assigned said Deed of Trust to Lakeview Loan Servicing, LLC via an instrument dated June 6, 2025 and recorded in Book 0, Page 0 - and as Instrument No. 20253305 - in the office of the Chancery Clerk of Lincoln County, Mississippi; and
WHEREAS, Lakeview Loan Servicing, LLC appointed MARINOSCI LAW GROUP, P.C. as Substitute Trustee in the place of the afore-mentioned original Trustee via an instrument dated July 31, 2025 and recorded in Book 0, Page 0 - and as Instrument No. 20254351- in the records of the Chancery Clerk of Lincoln County, Mississippi; and
WHEREAS, default having occurred under the terms and conditions of said promissory note and Deed of Trust and the holder having declared the entire balance due and payable; and
WHEREAS, Marinosci Law Group, P.C., the Substituted Trustee in said Deed of Trust will on April 3, 2026, between the hours of 11:00 a.m. and 4:00 p.m., offer for sale and will sell at public outcry to the highest bidder for cash at the Lincoln County Chancery Court, 301 South 1st Street, Brookhaven, MS 39601 West Front Door, the following described property located and situated in Lincoln County, Mississippi, to wit:
Begin at a point 516.8 feet North of the Southwest corner of NE 1/4 of NW 1/4, Section 7, Township 7 North, Range 8 East, on the East side of North Jackson Street (Wilkinson Road); thence North 1 Degrees 27 Minutes East 100 feet to an iron pin, thence South 89 Degrees 48 Minutes East 176 feet to an iron pin, thence South 0 Degrees 35 Minutes West 100 feet to an iron pipe, thence North 89 Degrees 48 Minutes West 177 feet to the Point of Beginning.
Indexing Instructions: NE 1/4 of NW 1/4, Section 7, Township 7 North, Range 8 East More commonly known as: 1016 N JACKSON ST, BROOKHAVEN, MS 39601
Subject to the rights of way and easement for public roads and public utilities, and to any prior conveyance or reservation of mineral of every kind and character, including but not limited to oil, gas, sand and gravel in or under subject property.

As the undersigned Substituted Trustee, Marinosci Law Group, P.C. will convey only such title as is vested in it under said Deed of Trust.
