PUBLIC NOTICE

SUBSTITUTED TRUSTEE’S
NOTICE OF SALE

WHEREAS, on February 19, 2010, Lawrence Porter and Beverly Porter, a married couple, executed a Deed of Trust to Tim Williams, as Trustee for the benefit of 21st Mortgage Corporation, which is recorded in Book 1348 at Page 0565 in the office of the Chancery Clerk of Lincoln County, Mississippi; and
WHEREAS, 21st Mortgage Corporation appointed and substituted Andrew R. Wilson as Trustee under the Deed of Trust pursuant to a Substitution of Trustee recorded as Instrument No. 20261161 in the office of the aforesaid Chancery Clerk; and
WHEREAS, default having been made in the terms and conditions of the Deed of Trust and the entire debt secured thereby having been declared due and payable in accordance with the terms of the Deed of Trust, and the legal holder of the indebtedness secured thereby, 21st Mortgage Corporation, having requested the undersigned Substituted Trustee to execute the trust and sell the land and property in accordance with the terms of the Deed of Trust for the purpose of raising the sums due thereunder together with Trustee’s fees, attorneys’ fees, and expenses of sale.
NOW, THEREFORE, I, Andrew R. Wilson, as Substituted Trustee under the Deed of Trust, will on May 20, 2026, offer for sale at public outcry to the highest bidder for cash within legal hours (between 11 a.m. and 4 p.m.) at the west front door of the Lincoln County Chancery Court in Brookhaven, Mississippi, the following described property together with all improvements and fixtures situated thereon, being the same property described in the Deed of Trust:
A parcel of land containing 8.5 acres, more or less, situated in the Southwest Quarter of the Southeast Quarter of Section 20, Township 6 North, Range 7 East, Lincoln County, Mississippi, and being more particularly described as follows:
Commencing at an iron stake found at the Southwest corner of Section 20, Township 6 North, Range 7 East; thence run North 584.3 feet; thence run East 2648.7 feet to a point on the East right-of-way of Arlington Drive, said point being the POINT OF BEGINNING of the property herein described;
Thence run North 06 degrees 59 minutes East 143.8 feet along the chord of a right-of-way curve to the left to the Southwest corner of property described in Deed Book 1135 at Page 0522;
Thence run South 82 degrees 46 minutes East 483.4 feet along the South boundary of property described in Deed Book 1135 at Page 0522 to the Southeast corner thereof;
Thence run North 11 degrees 00 minutes East 317.3 feet along and beyond the East boundary of said property described in Deed Book 1135 at Page 0522;
Thence run East 751.0 feet to a point on a property fence;
Thence run South 401.3 feet along and intermitting with said fence;
Thence run North 89 degrees 39 minutes West 1308.6 feet along and intermitting with a property fence to the POINT OF BEGINNING.
And the following mobile home affixed to the above-described property: Make: Southern Homes; Year: 2009; Model: SX508; Size: 76x32; Serial Number: DSD4AL53380AB.
I WILL CONVEY only such title as is vested in me as Substituted Trustee without warranty of any kind.
